Multiple unit configurations
A CRAFTED RESIDENTIAL PRECINCT
With 128 stand-alone townhouses and an integrated street network, this redevelopment master plan for the large industrial site within the Port Melbourne Fisherman’s Bend precinct aims to introduce diversity to the development’s proposed housing stock.
New streets to unlock the site
The proposed scheme consists of a network of six new internal streets which are fronted by new housing. It also includes a wide landscaped pedestrian boulevard linking Plummer Street to the north with a new east-west road at the southern end of the site.
In this way not only does the site contribute to housing supply for the area, it assists with unlocking and providing permeability and fine-grain residential scale to the interior of one of the large blocks within this precinct.
A visionary redevelopment
The proposed townhouses are generally three-level row forms with a recessive fourth level above. The building forms and setbacks are carefully conceived with a range of different housing outcomes, including three, four and five-bedroom configurations with and without an internal lift.
This can be accommodated by the design’s various housing typologies without changing the overall building massing or window breakup, allowing maximum flexibility for the purchaser and a consistent and calculable architectural outcome.
Introducing individuality
Large townhouse developments of this type often can appear repetitive or lacking in individual character. To address this, the design includes a range of naturally-toned material and detail palettes which are cleverly employed in varying ways through the differing unit types. The result is an overall harmonious development that maintains both legibility of individual addresses and diversity within the streetscape.




Designing for natural amenity
Amenity of future residents has also been carefully considered. Units are spaced and windows and balconies placed for maximum outlooks without relying on view-restricting privacy screens.
The double-sided nature of the units proposed in the development means that natural ventilation and uninterrupted daylight can be achieved in every level of every unit. All living areas are also dual aspect.
Landscape architecture collaboration
Bruce Henderson Architects worked closely with John Patrick Landscape Architects throughout the design process to ensure that landscaped areas would separate pedestrian zones from traffic areas.
The masterplan also ensures that building elevations incorporate built and planted elements that intermesh with the proposed street landscaping. The result is a layered and integrated appearance to the architecture and landscaping throughout.
