A new commercial tower…
A CONTEMPORARY WORKSPACE WITH A NEW PERSPECTIVE
For this Swan Street, Richmond, site, a new nine-level tower activates ground level with retail options and a design that captures the flow and rhythm of the inner-city suburb.
A new gateway to the city
The north-facing site acts as a transition point from the surrounding, largely residential, suburb to the vibrant Melbourne city centre. It features a podium that addresses the pedestrian scale of the street, and a tower that offers a direct connection to the ever-expanding central business district.
Commercial architecture to reflect modern business
The building’s design reflects the linear movement of Swan Street and the key elements of the suburb’s past and present – its trams, trains and the Yarra River.
The two-storey foyer has been designed with an additional two-storey light well to create an open and light-filled entry experience. The entrance, which is slightly raised from the street to accommodate for localised flood levels, is flanked by large, glass-fronted retail spaces.


Site and context critical to design solution
The four-storey podium adopts the structural arrangement of the street, which is predominately comprised of two-level shopfront row-style buildings.
This arrangement is also respected by the main tower, which is set back to reduce mass to the street, but which also features a north facing landscaped outdoor terrace for occupants to soak up the atmosphere and ambience of the street below.
